FOLLOWING THE SECOND PUBLIC CONSULTATION IN MARCH 2025 WE HAVE UPDATED OUR PROPOSALS, SEE THEM BELOW.
Proposals for the land off Mile Oak Road are for a highly sustainable family housing scheme. The proposals reflect the existing character of the local neighbourhood by providing family homes together with shared public spaces which respect its greenfield location, making it a pleasant and desirable area in which to live.
Any proposal is subject to planning approval by BHCC planning department.
The housing development on the new site parcel D1 will be a landscape led scheme with an Landscape Visual Impact Assessment being carried out to assess impact of long views to the sight from the South Downs National Park.
The scheme will include a 15m wide tree and scrub buffer to the west boundary with further screening to the north and east. The housing layout will be arranged around a central road.
The aim is for the houses to be zero carbon in operation and designed to Passivhaus level of performance, providing maximum comfort for minimum operational cost.


The proposed housing is 100% affordable, designed to have the minimum possible carbon footprint and will be highly energy efficient, removing the issue of fuel poverty from the future occupiers.
Following Pre-Planning Application feedback, the proposed housing density was reviewed. While current policy allows for 30 houses, the revised layout proposes 29 new homes, including two fully adapted for wheelchair users. The remaining units are two-storey dwellings, with bedroom numbers designed to meet the identified Housing Needs of the area.
Parking is provided for a total of 40 vehicles with a ratio of 1.37 per unit. 10 fully installed vehicle charging points will be provided with the rest provided with routing for future installation.



Materials for the houses will be sourced locally to the scheme and will comprise of brickwork recycled aggregate, timber frame structure and sweet chestnut cladding. The use of the ground structure of the site, chalk, is also being explored for the load-bearing materials of the new houses.

The project approach is landscape led, below are some of the aims being considered:


The site’s development will introduce a variety of new landscaped spaces. While each will serve different functions and have distinct characters, together they will form a cohesive, legible network that is easy to navigate and encourages residents and visitors to spend time, interact, and enjoy the environment.
Within these spaces, areas for productive landscaping will be included, featuring community allotments and an orchard. These will provide opportunities for existing and new residents to grow food, socialise, and foster a stronger sense of community. These areas will not only benefit residents but also support local wildlife, while reflecting the agricultural heritage of Mile Oak Farm.

Phases
Construction
This is the main period of construction. The construction company will need to sign up to the 'Considerate Constructors Scheme' and provide regular updates to the local community. It is expected that the development will be completed late in 2028. Residents will begin to move in shortly afterwards.
